Yes. In Andalusia, any short-term rental through a platform (Airbnb, Booking.com, VRBO etc.) requires a VFT licence regardless of frequency. Even one booking without a licence technically constitutes a violation. The Junta de Andalucía has been actively inspecting and fining since 2022.

In some municipalities there may be an additional local compatibility check which can add 5–10 business days — we will inform you if this applies to your property.

The standard documents required are: valid passport or NIE, property title deed (escritura) or rental contract, the exact property address and cadastral reference number (referencia catastral — found on your IBI tax bill or at the Catastro website), and a recent utility bill for the property. Yes. Non-residents who earn rental income from Spanish property are required to file Modelo 210 quarterly — even if the property is rented through a platform. The tax rate for EU/EEA residents is 19% on net income. For non-EU residents it is 24% on gross income. VELARIS handles all filings on your behalf and ensures you are declaring correctly to avoid penalties.

Since January 2024, under the new housing law, communities of owners can vote to prohibit tourist rentals in their building with a 60% majority. If your community has not yet voted on this, you can still apply for your VFT licence. VELARIS advises acting quickly before more communities introduce restrictions.
